Signage and planning permits
If you need to submit a planning permit application for Signage, the information you will need to provide can be found below.
Some signs do not need a planning permit, but it will depend on the number, size and type of signs as well as what planning controls apply to your land. For instance, if your property is in a Heritage Overlay almost all signs will need a planning permit. If your property is not in a Heritage Overlay, some types of signs, such as small, non-illuminated, business identification signs, may not need a planning permit.

- Completed application form (which you will fill in online when you lodge your application).
- A copy of your certificate of title from Landata that is no more than three months old, including a full copy of any restrictive covenants or section 173 agreements
- The applicable Fee. For more information, see our fees page.
- A full set of floor and elevation plans which must include:
- The title boundaries of the site
- The location of existing buildings on the site
- The location, dimensions and setbacks of any existing signs and the proposed signs
- The height above the pavement/ground of any signage proposed outside the title boundary within the public realm.
- Details of the proposed signs, including:
- Signage type(s) as defined by the Yarra Planning Scheme (E.g. internally illuminated, floodlit, business identification, promotion – more than one sign type may apply)
- Materials
- Any proposed imagery, text, font, and colours on the signage
- Dimensions of all signage including a table identifying the display area of each sign, and the total signage area of all signs proposed on site in sqm
- Deatils of any proposed illumination, including hours of operation of the illumination, method of illumination and strength of the illumination device
- Details about any supporting structure/s for the signage.
- You may need to provide the following for large and/or illuminated signs and/or signs in sensitive locations:
- A Lighting Impact Assessment prepared by a qualified specialist.
- A site context plan including setbacks from the proposed signage to sensitive interfaces such as adjacent habitable room windows.
- The location and form of existing signage on abutting properties and in the locality
- The location of closest traffic control signs, traffic and/or pedestrian lights.
- The distance from the nearest residential zoned land.
- Identification of any view lines or vistas that could be affected by the proposed sign.
- Written justification about how your proposal responds to the relevant planning policies within the City of Yarra Planning Scheme, including:
- Clause 52.05 Signs
- Clause 15.01 Built Environment (Signs)
- Clause 15.03 Heritage 15.03 (if the site is in a Heritage Overlay)
- Some signage applications (for instance, where Heritage Overlay is the only permit trigger) are eligible for VicSmart
