If the building was constructed prior to 1960 (or 1990 in Fairfield) we cannot supply plans. In this instance, your local library or historical society may be able to help you.
Who can request building documents?
Property owners
Agent of the owner (with written consent from the current owners of the land)
For companies Director's written consent on company letterhead is required
We will email you an invoice with instructions on how to pay online for the service.
You must pay the fee before the file is retrieved.
How long will it take?
Once the invoice has been paid, it can take between five and seven business days. Once the documents are ready, we will email them to you.
Please note: we are currently experiencing delays in obtaining historical building plans and documents. We sincerely apologise for the inconvenience and are working diligently to have this matter resolved as soon aspossible.
You need a property information certificate for property development or sale of land transfers. Usually your solicitor, conveyancer or building surveyor will apply on your behalf.
We provide information in the form of a certificate.
We process requests generally within five business days. For urgent certificates, we process requests within 24 hours.
Fees
Standard fee: $52.10/per certificate
Urgent fee: $104.20/per certificate
What information will I receive?
There are three different types of property information certificates:
1. Building Regulation 51.1
Information on building particulars on the property, generally for sale purposes. It may be requested for property development by a building surveyor to check if there are any current building notices or orders.
Includes:
details of any Building Permits issued in the preceding 10 years including Final Certificate/Occupancy Permits
details of any current notice or order issued by the relevant building surveyor
2. Building Regulation 51.2
Information, for development or sale purposes, as to whether the building or land is in an area:
liable to flooding within the meaning of Regulation 153
designated under Regulation 153 as an area in which buildings are like to be subject to attack by termites
determined under Regulation 152 to be likely to be subject to significant snowfalls
designated land or works within the meaning of Regulation 154
3. Building Regulation 51.3
Owner, mortgagee or a prescribed building practitioner under section 137B of the Act may apply for this information. Written proof of identity and copy of authorisation (if applicable) is required.
Includes inspection approval dates of the mandatory notification stages for building work carried out on that building or land.
If you're a private building surveyor, you may need to serve protection works on adjoining properties. You will need to apply online for adjoining occupier's details to do this.
If you are an owner, architect or builder, you can upload a completed Form 6 with your application (this lets the private building surveyor know you are requesting the details).
There is a $30.00 fee per property request for adjoining owners’ details. Requests are generally processed within five business days.
