Council has received an application for the use of the land for ‘Shop’, ‘Food and drinks premises’ and ‘Supermarket (no permit required for ‘Office’); Construction of a multi-storey building (4-12 storeys plus rooftop plant equipment and 3 basement levels) and carrying out of works; Partial demolition, external alteration and additions to the existing buildings at 612-614 & 616-622 Smith St pursuant to Heritage Overlay – Schedule 317; Alteration to access in a Road Zone Category 1 (removal of crossovers); and Reduction in the car parking requirements associated with the ‘Shop’, ‘Food and drinks premises’, ‘Supermarket’ and ‘Office’ uses.
Construction of a multi-storey mixed use development comprising shops, food and drinks premises, office and a supermarket. The development will be 4-12 storeys high (plus rooftop plant equipment) with 3 basement levels accessed off Reeves St. The heritage buildings at 612-614 & 616-622 Smith St will be partly retained and extended to 4 storeys high. The development will be contemporary in appearance and modulated to appear as a collection of buildings. The building generally presents a 3 storey street wall (podium) with tower forms behind at 9–12 storeys. Maximum building height is approximately 52m high (plus rooftop plant equipment). A new east-west pedestrian link will be created through the site connecting Smith St to Reeves St. The commercial and office tenancies will be accessed via Smith St with the northern portion of the ground floor adopting a market hall concept with small food and drink tenancies and an open plaza area. Landscaping is proposed at ground and upper levels.
