Council has received an application for the demolition of the existing building for the development of a mixed-use building (13 storeys plus basement levels) and reduction in the car parking requirements associated with an office, restricted retail facility and food and drinks premises (no permit required uses).

Features of the proposal include:



Demolition of all buildings on site;
Construction of a thirteen storey building with an overall height of 49.65 metres (height including plant);
Use for offices with a floor area of 4788sqm, two food and drinks premises (109sqm and 268sqm located at ground level orientated to the corner of Smith and Little Smith Streets and on level 12 respectively) and one restricted retail premises oriented to the corner of Victoria Parade and Smith Street (168sqm) (no permit required for uses);
A total of 35 car spaces are provided within 3 basement levels accessed via Little Smith Street; and
A total of 39 on-site bicycle spaces, including 6 visitor bike spaces, 2 e-bicycle spaces, a bike repair stand and end-of-trip facilities.
