Request building documents
What building documents will I receive?
We can provide a copy of the following documents:
- Building permits and associated documentation
- Occupancy and final certificates
- Plans and computations
- Title details
- Property information certificates
- Home owner warranty certificates
We can not guarantee the content of the files until it is retrieved from archives. If the building was constructed prior to 1960 (or 1990 in Fairfield) we cannot supply plans. Your local library or historical society may be able to assist.
Who can request building documents?
The rated property owner. If you are an agent of the owner, the application must be accompanied by written consent from the current owner(s) of the land.
If the owner is a company, the director's written consent is required on the company letterhead.
How do I apply?

How do I pay?
Once the completed application is received, you will receive an invoice by email which will detail the payment options available.
How long will it take?
It takes 5 to 7 business days to retrieve the file. You will receive the documents via email.
What is the cost?
- Residential – $154.50
- Commercial – $413
Retrieval fees are payable regardless of the file content. We will not retrieve the file until the fee is paid.

When is a property information certificate required?
You need a property information certificate for property development or sale of land transfers. Usually your solicitor, conveyancer or building surveyor will apply on your behalf.
We provide information in the form of a certificate.
How do I apply?

How long will it take?
We process requests generally within 5 business days. For urgent certificates, we process these requests within 24 hours.
How much does a property information certificate cost?
Standard fee: $48.80/per certificate
Urgent fee: $97.60/per certificate
What information will I receive?
The 3 different types of property information certificate are as follows:
1. Building Regulation 51.1
Information on building particulars on the property, generally for sale purposes. It may be requested for property development by a building surveyor to check if there are any current building notices or orders.
- details of any Building Permits issued in the preceding 10 years including Final Certificate/Occupancy Permit details.
- details of any current notice or order issued by the relevant building surveyor.

2. Building Regulation 51.2
Information, for development or sale purposes, as to whether the building or land is in an area:
- liable to flooding within the meaning of Regulation 153.
- designated under Regulation 153 as an area in which buildings are like to be subject to attack by termites.
- determined under Regulation 152 to be likely to be subject to significant snowfalls.
- designated land or works within the meaning of Regulation 154.

3. Building Regulation 51.3
Owner, mortgagee or a prescribed building practitioner under section 137B of the Act may apply for this information. Written proof of identity and copy of authorisation (if applicable) is required.
- inspection approval dates of the mandatory notification stages for building work carried out on that building or land.
