Request building documents
What building documents will I receive?
We can provide a copy of the following documents:
- Building permits and associated documentation
- Occupancy and final certificates
- Plans and computations
- Title details
- Property information certificates
- Homeowner warranty certificates
We cannot guarantee the content of the files until it is retrieved from archives.
If the building was constructed prior to 1960 (or 1990 in Fairfield) we cannot supply plans. In this instance, your local library or historical society may be able to help you.
Who can request building documents?
The rated property owner can request building documents.
If you are an agent of the owner, the application must be accompanied by written consent from the current owner(s) of the land.
If the owner is a company, the director's written consent is required on the company letterhead.

How do I pay?
Once we received your request and have received all of the appropriate information from you, we will email you an invoice with instructions on how to pay online for the service.
How long will it take?
Once the invoice has been paid, it can take between 5 and 7 business days. Once the digital documents are ready, we will email them to you.

- Commercial – $439.10
Retrieval fees are payable regardless of the file content. We will not retrieve the file until the fee is paid.

Request property information
When is a property information certificate required?
You need a property information certificate for property development or sale of land transfers. Usually your solicitor, conveyancer or building surveyor will apply on your behalf.
We provide information in the form of a certificate.
How do I apply?
You can apply online using the following links:

How long will it take?
We process requests generally within 5 business days. For urgent certificates, we process these requests within 24 hours.
How much does a property information certificate cost?
Standard fee: $52.10/per certificate
Urgent fee: $104.20/per certificate
What information will I receive?
The 3 different types of property information certificate are as follows:
1. Building Regulation 51.1
Information on building particulars on the property, generally for sale purposes. It may be requested for property development by a building surveyor to check if there are any current building notices or orders.
- details of any Building Permits issued in the preceding 10 years including Final Certificate/Occupancy Permit details.
- details of any current notice or order issued by the relevant building surveyor.
2. Building Regulation 51.2
Information, for development or sale purposes, as to whether the building or land is in an area:
- liable to flooding within the meaning of Regulation 153.
- designated under Regulation 150 as an area in which buildings are like to be subject to attack by termites.
- determined under Regulation 152 to be likely to be subject to significant snowfalls.
- designated land or works within the meaning of Regulation 154.
- we cannot provide information relating to Reg 154, at this stage. Yarra City Council is working with Melbourne Water to obtain accurate updated flood mapping for our municipality. We recommend that you apply directly to Melbourne Water to obtain information before lodging a Report and Consent if required pursuant to Reg 154 (1) of the Building Regulations.
3. Building Regulation 51.3
Owner, mortgagee or a prescribed building practitioner under section 137B of the Act may apply for this information. Written proof of identity and copy of authorisation (if applicable) is required.
- inspection approval dates of the mandatory notification stages for building work carried out on that building or land.

Request adjoining owner's details
When are adjoining owners details required?
If you're a private building surveyor, you may need to serve protection works on adjoining properties. You will need adjoining occupier's details to do this.
Only a private building surveyor can apply for this. However, you can apply if you are an owner, architect or builder, but you must upload a completed Form 6 with your application (which advises the private building surveyor that you are requesting these details).
The fee is $30 per property requested. We will email you an invoice after you apply.
How do I apply?
How long will it take?
We process requests generally within 5 business days.
If you're a private building surveyor, you may need to serve protection works on adjoining properties. You will need adjoining occupier's details to do this.
Only a private building surveyor can apply for this. However, you can apply if you are an owner, architect or builder, but you must upload a completed Form 6 with your application (which advises the private building surveyor that you are requesting these details).
The fee is $30 per property requested. We will email you an invoice after you apply.
