Vision for sustainable living showcase on 16-hectare inner-city site

The 16-hectare Alphington site which Amcor intends to sell within two years should become a showcase for sustainable living, Yarra Council said today.

Council has adopted design and development principles for the site, which boasts Yarra River frontage.

Mayor Cr Amanda Stone said the principles would be developed into an amendment to the Yarra Planning Scheme, and would provide a strong framework for the eventual buyer of the site.

“Council shares the local community’s vision for this landmark site – that it becomes a showcase for sustainable living,” Cr Stone said.

“We see a real opportunity for an iconic, predominantly residential precinct which, in the face of climate change, provides cutting-edge, sustainable urban design,” she said.

“Under our shared vision, any development would be characterised by safe, walkable neighbourhoods, and the Yarra River corridor’s vistas, vegetation and wildlife habitat qualities would be maintained and improved.

“The area would no longer be an island – instead it would provide for continuity between the Fairfield and Alphington communities.”
 
Cr Stone said the principles state that buildings not exceed two storeys in height  at the southern edge of the site nearest the Yarra River, and be set back so that they are not visible from the walking track along the river.

The principles also require some affordable housing on the site, and outline opportunities for the State Government to provide early childhood services, a school campus and improved public transport services.

Cr Stone said Council will establish a taskforce to bring together Council, State Government and community representatives to work through the complex issues surrounding the future of the site.

The taskforce would also provide feedback to the Council on any Master Plan proposals put forward by the eventual buyer.

The buyer will be required to submit a Master Plan for the site before any request for rezoning will be considered.

“We have just taken the first step in what Council expects to be a lengthy process of
establishing the site’s future, and we will be seeking community and stakeholder input at every stage,” she said.
