
Council has prepared an Urban Design Framework for the area between Queens Parade, Alexandra Parade and Smith Street, North Fitzroy. The wider precinct also includes some commercial and industrial properties east of Smith Street on the south side of Queens Parade and the north side of Alexandra Parade.
The precinct is in a key location fronting two major arterial roads and close to tram routes along Smith Street/Queens Parade and along Brunswick Street. It is dominated by the former Gasworks site (between George Street and Smith Street) which is owned by the State Government and may be available for redevelopment in the near future.
The purpose of the Urban Design Framework is to help guide future development and explain Council and community objectives for the precinct. It deals with future activities which might be attracted to the area, the pattern of streets and public spaces and building heights within the precinct.
A draft Urban Design Framework (UDF) was released for public consultation in May and June 2008. Council considered public submissions at its meeting 21 October 2008 and decided to adopt the UDF with a number of changes in response to the public submissions.
The adopted UDF will be used by Council as a guide to its own planning and investment decisions for the area and as the basis for advocating suitable development by the State Government if and when it proposes redevelopment of the Gasworks site or other changes in the wider area.
